Questions to Ask a Commercial General Contractor
When you are looking for a commercial contractor for your building project, you want to know that they can handle the scope, finances and problems which come with the project. You want to ask questions which will provide answers to your concerns. If a contractor can’t answer your questions, you should be asking why not. You should get answers from both the contractor and the references provided that satisfy your concerns. The local Better Business Bureau might have more information about contractors you are considering as well.
Ask for references. Contractors should provide references for at least half of the projects they have worked on. Check the references for information on project completion. Ask specifically about signs of unreliability or other concerns such as multiple extended deadlines, not showing up to work for days, working half days without notice, not providing adequate reasons for delays or cost overruns. Check if projects were completed on schedule and on budget. Ask if project needs were met or exceeded. Ask references if they had safety concerns and how accidents were handled, if any occurred.
Ask the contractor to show you work the company has done in the area. Get pictures of the project before and after, as well as project addresses Visit the sites to get a first-hand view of what the company built. Look at the workmanship and the quality of building products used. Ask the contractor for clarification of any concerns you might have after observing these example projects.
The Division of Occupational and Professional Licensing (O&P) is responsible for licensing and regulating 24 occupations and professions, including commercial contractors. O&P’s website states that its mission “is to protect the public by assuring that our licensees have met a standard of competence in their chosen profession and by responding to consumer complaints against incompetent or unscrupulous practitioners.”
By working with professional commissions that cover specialized training and testing for the commercial contractors, O&P issues licenses for commercial contractors of all disciplines.
Finding a commercial contractor is easy, but finding the right one can be a little more challenging. There are a few things you’ll want to check out in your search. Some contractors handle everything from start to finish, and some are more specialized. Commercial contractors typically handle the construction of larger facilities like office buildings, schools, shopping centers, hospitals and apartment buildings. Your decision in choosing a commercial contractor will be easier with a little bit of work on your part.
Research contractors online. The Internet has made researching everything easier. If you conduct an online search for commercial contractors in your area, you are sure to find quite a few. However, the difficult part is knowing which one to choose. Peruse the website. Commercial contractors will often list their clients and previous jobs, as well as all the services they provide.
Look through the local Yellow Pages. Although the Yellow Pages don’t have the same amount of information that you can get from a website, you will be able to call the company and speak to someone to ask the necessary questions.
Before a construction project gets underway, a person is hired to oversee the work from inception through completion. A commercial general contractor is chosen if the building is proposed for office or retail space.
